
When should i replace my roof?
The reason you should replace your roof is….. Well there’s plenty of reasons to, some more urgent than others. The main cause of concern is protection. Are your shingles still protecting the inside of the home? Are the shingles going to last another 10 years to keep everything indoors dry?
If you have current leaks then yes it’s time for a new roof. If a storm has hit your area and you’re neighbors are getting new roofs, then yes it’s probably a good idea to get it replaced as well.
Now if you’re roof is 10 years old or newer then most likely you won’t need a new one. But if it’s anywhere between 15-20 years old then it’s time to consider a change. So here are some signs to look for to know when it’s time to replace your roof.
Insurance Carrier/ Storm damage.
When insurance carriers get involved there’s 2 reasons. One is because of storm damage and the other is when you’re renewing your coverage.
When a storm passes by your neighborhood it is a great idea to have a professional inspect your home. If there is enough hail and wind damage, you qualify to get a roof replacement from your insurance carrier.
The second reason you might need a roof replacement due to insurance is because they might not inure your home if the age of the roof is to old. Every insurance carrier has different criteria on weather they’ll extend coverage or not. Some say 10 year old roof is too old, some cover them until they’re 15-20 years old.
So if you’re roof is to old you will need to get it replaced before your insurance carrier extends coverage on your home.
Cracks, Curls or damaged shingles
Over time and due to being exposed to the weather elements. Shingles lose their flexibility and dry out. Causes them to crack or curl. Damaging the shingles possible leading to leaks in the future.
Leaks and ceiling stains
If you notice water stains on your ceilings that means water is already getting into the home. You have an active leaks that needs to be taken care of immediately. Before it causes more damage.
Excessive granule loss
Granule loss is when the particles that protect the shingles from impact damage start to wear and fall off. This happens over time due to the aging material and weather they are exposed. (wind, snow, ice, rain).
Once it enough granules fall off they expose the fiberglass mesh the base of the shingle is made of. With the shingles main protection gone, this can lead to leaks and missing shingles.
Selling the home or remodeling.
The final reason it might be time for a new roof isn’t necessarily an urgent replacement. This one comes down to a personal decision and a home owners wants.
If you’re thinking about selling the home and the roof isn’t in it’s greatest shape. Then maybe a new roof is on your mind. Having a new roof on the home can be used as a selling point. And the new look and pop of the roof can attract more buyers.
For a home owner that is remodeling their house, a new roof might be a consideration as well. For example if the siding color is changing then you’ll need a new roof system to match. Or maybe an upgrade to metal roofing has crossed your mind.
In summary there are many reasons you might want to or need to replace your roof. Active leaks, remodeling your home, storm damage or damage from an aging system.
